What Artists Need: General Principles for Studio Provision (scroll Through)

LAASN have created the following design principles to help arts organisations, landowners, developers, architects and local authorities produce high quality, long-term studio spaces for artists. Our recommendations, as follows, include providing adequate space for artistic practice, natural light, and ventilation alongside more detailed specifications to comply with health and safety and accessibility requirements and regulations. 


What Affordable Studio Providers are looking for:


In order to sustain artistic production in London where there is great demand for studio space, the sector needs to access long term, low cost property. This can be in many different locations and in a wide variety of buildings, including mixed-use developments.

To deliver studios at an end user (all in) price of £12-19 psf/pa studio providers need to rent the space from developers or landlords at total cost (inc service charge) of £6-9.50 psf / pa OR buy the shell and core site at £85-100 psf.


Typical terms sought:

  • Ideally an opportunity to purchase a leasehold. Purchase of shell and core (including final floor and facade) or fitted out as per studio providers specification.

  • Leases as long as possible, enabling us to amortise upfront costs over a respectable period.

  • Rent: we aim to provide our artists with affordable studios on an inclusive rent. This means sub-market rents, which can be subject to 5 yearly RPI linked increases.

  • We expect to pay a service charge, in the range of £1.10 - £1.50 psf. The service charge needs to be capped at a low level, subject to RPI increases.
